If you negotiated for yourself who provides the paperwork? The LL agent?

Mostly, yes.

Yes, the landlords agent does it and also has the lease stamped (but you will have to pay the stamp duty).

Could you find yourself with a LL with no agent?

It's possible but it'll be difficult. It will be more likely with sites normally not connected to agencies such as gumtree or even ..

There's also a risk that said property could not be approved for renting though.

Dealing with LL agents shouldn't be much of an issue anyway since it's tenant agents have earned the reputation of being opportunistic, nigh-useless, bloodsucking parasites anyway.

My thinking was more the paperwork. It's different here and I wondered just how that would be handled if agent free but as it's unlikely...

Standard leases can be downloaded (or I can send you a copies of a few of mine) and stamping is pretty easy. You can do it yourself but usually no need.

Thank you, Kat. If we move I might just ask you for them.

I'd say do it alone if you feel comfortable getting around Singapore alone. Might be worth hiring a car. But other than it seems it's like any other country and the tenant agents have built an industry on sweet fanny Adams.

And if it's a clueless or first time landlord, that's what the internet is for! :P
