Property cooling measures - still not clear for me

i got a commercial unit a few years (2+?) ago and since then i've had tons of people beating on my door asking me to sell to them/their clients - up until Q3 '12.

i've listed it for some months now but i'm unable to get the price i want. i think it's softening.

thinking of heading into cyprus to buy well located distressed properties... oh well.
