does the half month agent's fee stated in this website also applies to a two year lease?

Facts

The existing tenant breaking lease ASAP (lease started 01 Jan.....2 year lease...no diplomatic clause).
New tenant (me) takes out 1 yr lease...

In fact, I was rather surprised that during the launch the developer had quoted only $200-$300+ for 3 bedroom, it seems rather low for a 3 bedroom....
