MinorRepairs and Maintenance clause in the Tenancy Agreement

I have a question about the minor repairs and maintenance expenses to be borne by the Tenant in the Tenancy Agreement. Our agreement states that the tenant will be responsible for up to S$150 per item per repair during the term of the agreement. However, these "minor" repairs can add up over the term of the lease. Has anyone put in a clause to put a maximum per annum for these repairs, i.e. the Tenant will pay for these minor costs up to a cumulative amount of S$600 per annum? What would be a reasonable amount? Any guidance on this would be greatly appreciated!
