A friend is moving to town in November and she's only here for 10 months (till following August / September).
I understand most leases these days are only for 2 years? At least that's what I was told when I moved here nearly 2years ago.
Are there any reasonable price short term options in the less-than $3000 range?
I suggested flat-share so that is an option but she'd prefer to have her own place if possible.
What's the current trend in rentals? A quick check on some RE sites showed no indication of rental decline.

You won't see to much of a decline on RE sites. Why shoot themselves in the foot? Asking prices will stay the same, but negotiating ranges will be bigger. They will obviously be hoping for a Rube who won't know any better or hoping for MNC lease.
