Seems like we should prepare a sticky with some advice for future rental agreement signatories.

To the OP, is the place you're in completely deserted except for yourselves? Surely you aren't the only ones going through hell - are those around you also getting together to do something about the noise at crazy hours/breaking of regulations?

See, thats what I'd suspect, but it makes no sense that you'd have to pay out the lease AND the remainder of the agent's fee. If you have to pay out the lease, then let it sit empty. Since she mentioned the pro-rated agents fee specifically and omitted specifically saying she'd have to pay out rent, I suspect it is just the agent's fee.

As MS says, coming from NZ maybe even paying the agent's fee offends her sensibilities.
