We have been renting a townhouse for about 3.5 years now. Over the latest 6 month we have had a number of leaks, which the landlord his unprepared to repair. Of course according to the tenancy agreement landlord must keep walls etc etc in good repair. So my questions in, if anyone out there has any experience, what the possibilities are to enforce the tenancy agreement, and have the necessary repairs done, without the consent of the landlord against offsetting the cost in the monthly rent. Any ideas?

Get yourself down to CASE, (Near Buona Vista MRT) they will write you a legal letter and give you advice around the contract, they will also tell you how to claim through small claims if required.
Someone might have actually done this though, good luck!

Depends on your TA most have a clause that requires the tenant to repair minor problems, in ours any repair work up to $300 is our problem.
If the leak is caused by a pipe in the bathroom that you should have repaired then you may be digging a hole for yourself.
Read the small print.

Did you post in . before? I am asking this because I stumbled accross a similar question posed to and then answered by a PG Agent. SG is too small for it to be a coincidence, haha
