Average HDB rents

Post by conversant » Tue, 18 Oct 2011 8:50 am

I found this awesome document that lists areas and average rents of HDB flats there.

Median Subletting Rents by Town and Flat Type

The document starts out saying, "The statistics below provide the median rents of HDB flats in various locations with subletting approvals in the said quarter. The median rent indicates that half the units were above the value and half below. Flat owners and prospective tenants may use the median rent as a guide to do their own research before entering into a rental agreement."

Caveat:
Since this is government data that relies on everyone registering their rental agreements, the unregistered ones won't figure here. Also, the data is not current. It lists last quarter's rates.

Besides scouring ads and asking around, does anyone have a suggestion of how to know the current rates?

The value I found in this document, despite its shortcomings, is that it still establishes averages that one could use to make a judgment of what areas to start your searches in.

Hope it helps.:)

That's pretty much it, really.

Also, be aware that a lot of agents post ads for non-available properties. They want you to call them up and when they answer, they'll ask you what's your budget, preferences and then ask you to show up for a viewing...which will end up being even more expensive that what was told you.

You can try sleuthing the internet for properties posted by the owners themselves if you find agents too sleazy.

I don't know what government stats you're used to using... but are you expecting to find this quarter's stats already? :)

Besides scouring ads and asking around, does anyone have a suggestion of how to know the current rates?

I'm having difficulty understanding why you fine last 1/4s stats insufficient.

How about stock ticker-type data with last settled transaction thrown in for good measure?! :)

Just kidding! You're right. It is just to bring to the reader's attention that the data may be as much as three months old, depending on when it is being viewed.

You are correctly stating that it is sufficient. Hope the previous answer clears this up.:)

No problem :)

I know prices in SG can move move fast, but gawd forbid we have to go to real-time reporting!
