Hi,
A single PR, female, can i buy any
property or house ( private or HDB, stuido apartment etc) in Singapore?
If yes , can you anyone guide.

Single PR can only buy private housing (condo). They cannot buy HDB, 35 or 55 nevermind. Only Single Citizen can buy HDB if over 35 (3 RM flat only).
Solution: Marry a Singaporean.

Instead of marrying a singaporen , can I buy HUDC Flat ?
If yes, what is the difference between HUDC and HDB flat ?

What are the non-restricted residential properties?
Foreigners are not restricted from acquiring:
Developments approved as a
condominium development under the Planning Act
A flat in a building of 6 levels or more including the ground level and any level below the ground level including HUDC Phase I, Phase II flats and privatised HUDC Phase III and IV flats
A leasehold estate in restricted residential
property (refer to A) for a term not exceeding 7 years including any further term which may be granted by way of an option for renewal

Single Citizen can buy any size of resale HDB flat except studio unit. No longer restricted to 3 rm flat.

What is non-restricted residential

A foreign person is not restricted from acquiring:

Note: A foreign person is not allowed to acquire all the apartments within a building or all the units in an approved
condominium development without the prior approval of the Minister for Law.

The above only refers to private residential property and not HDB.
The govt removed the six level or higher restriction a few years back too.

You could consider commercial property if it is for investment.
Or a HDB Shophouse if you want the best of both worlds...live upstairs and rent out the shop below.
