Am i cheated?

I paid a deposit 2 days ago for a flat rental...
however, the owner still let other ppl to view the flat until now...
what should I do in this case as I have no prove that the owner cheated me...

can anyone give me advice?

is there anyway to check the certificate of ownership?

Do you have a contract, or a receipt?

When are you due to move in?

Is it a flatshare, or are you renting the whole unit?

Hi, we do accept a receipt....
But the address inside the receipt given is different w the actual flat...

I just realised tat inside the receipt address is different on the next day...
The actual moving day is 1 Nov 2011..

I really scared now..

Is it possible that the appointments were already set up prior to them accepting the deposit? Did you ask? If not, why are you here?

How has anybody cheated you? Has he rented the flat to somebody else? Only if somebody else moves into the flat before you take possession of the flat can you accuse him of anything. He may well be also trying to sell the unit as well. Did you ask him? Why not?

Don't you think you are putting the cart before the horse?

I can see a real good LL/tenant relationship there already. :roll:

there are tenants occupying the flat now...

so idk whether the owner has received deposit from other tenants also as i will only move in on 1 Nov...

I have my reason to doubt her...
the next day i ask her the apartment block and unit no..

however, the one she gave me was different from the receipt indicate...
somemore, instead of wrote 'Deposit' in the receipt, she wrote ' Token'

we scared that she is trying to play with words, if we really engage in lawsuit with her, she will have advantage

So if you are aware of all this small and possibly important things just take care and make sure the phrasing is right. Talk to her and record the conversation using a voice recorder to have some proof for what you already failed to address properly. Immediately request to have a TA signed. Don't forget to pay the stump fees once it is done.

maybe your words are being misconstrued :) Like "IDK" :D :

Well, if you paid the deposit to the landlord, you can sue him, but forget about the place.

if you paid to anybody else (as you seem a bit hazy ..) and are you sure it was the LANDLORD, or not an agent ??

Call CEA and ask them for advice

There is no such thing as "token" payment .. it is deposit / confirmation or none ..

Maybe, maybe, you are being played out ..

That why now we are trying to confirm whether she is the owner by ask her to show us the certificate of ownership...
But we try to ask it without hurt her feeling

If it really just our IMAGINATION, we do not want to let her know that we are doubting her...

Now the problem, how to make sure if the cert she show us is the real one, as there are two different unit no, she wrote in the receipt and when i ask her are different

You can always ask HDB to verify the 'legal status' .. though it may also backfire if the landlord is illegally renting ..

And, I dunno, but I was told . does provide the ownership details.

Plus, any conveyencing lawyer, can find out the property details, for a small fee

Then Pay any conveyencing lawyer and they can find it for you ....

I explained yesterday how to search out the way to this information. You might do well to pay heed to the advice you are soliciting.

It would be easier to help you if you wrote down precisely the situation. How you saw the property advertised, where it is, whether you are renting alone or in a flatshare, whether you were shown it by an agent, whether you have an agent, and so on and so on i.e. the whole story.

As it is we only have the barest of bones, and such presented situations tend to slowly evolve and grow across a topic meaning much of the time and advice given earlier is wasted and irrelevant.

The clearer you are at the beginning, the easier it is for people to try and help you with good advice.

I saw an advertisement on a website on 28 sept called gumtree about a condo that want to rent out...
My friends and I decided to view the condo on that nite...

After viewing, we decided to rent the condo, we photocopy both parties IC and gave to each other...
A receipt was issued, the description is ' token for rental apartment at block 26, #14-16
The receipt was kept by my friends..

Next day, i ask her the unit n block no, she told me block 28,#14-15..
I went to the same website, find out that she still post a new ads w the same content...

We found it weird, then I ask my friend to pretend as tenant.
She replied to my friend, you can come to view the flat tonite..

But when i ask the owner, can i bring another tenant to view the flat, she said she is busy, cannot..

If she only want to earn more then maybe lah, but the rental she told my friends is exactly the same with mine.

Then we started to doubt her , then now we are trying to find out the cert of ownership...
I did try some methods u all ask me but i dont what goes wrong, still cant see the cert of ownership

Not only does the advertiser sound dodgy, you too, for accepting a receipt with a different unit # and with words "TOKEN" (and token means, token, not deposit/confirmation/nothing .. like a LOI) :roll: :roll:

Sound the owner is an Agent, is getting units mixed up OR .. is running up a scam ..

You can't go to police as no crime has been committed.

You can, as I said, engage a conveyencing lawyer to look up the property info.
