Living in One Shenton?

Post by cobaltblue » Mon, 15 Aug 2011 5:11 pm

Hi all,

I will be relocating to Singapore in the next couple of weeks and I am currently looking for a nice place to stay, preferrably in or around the CBD.

One place that looks really nice is One Shenton, which would be perfect because it is right next to my future workplace :)

So I was wondering if anyone here has some experiences living in this place. For example is it noisy, is there still construction work going on (all the photos I have seen from the place give me the impression it's not quite finished yet?), are there any problems with the condos and so on.

Any feedback is highly appreciated, also if someone has a tip for any alternatives to One Shenton I would be very grateful. Budget for accomodation is between 4000-5000 and I would prefer a 1-2 bedroom place with a balcony, in or close to the CBD

Thanks & best regards,
cb

I went to visit a few appartments there myself about 2 weeks ago.
I would say that 99% of it is finished. the elevators are still protected until tenants move in etc..etc..

it really depends what you are after. I myself didnt go for it as it wasnt really what i was looking for (i prefer to be a little further away from the office but to have more things aroudn during weekend).
Not much will be going on aroudn one shenton...

in terms of noise, they are still building around it...nothing too major and in singapore its quite hard not to be close to any building sites.

the shenton is a really beautiful piece of architecture, great gym, good pools and very nice jaccuzzis...

tough choice!

I've just moved to One Shenton from River Valley and really pleased with the change of location and everything in general. There is hardly any noise, the facilities are great and the space / layout of the units is good. There is no wasted 'planter space' and no bomb shelters in the units so you really get the full sq ft. as advertised.

Be careful with the agents though, as the range for identical units can vary between 1000-2000 dollars for exactly the same layout. There is a lot of co-broking happening in the development and some agents who hold a number of units will try it on with the prices.

Re: noise - There is development work going on around the back on the port side which will continue for another 2 years but there isn't much noise at all on the front facing side (shenton way) - the windows are really soundproof. Traffic is quiet after 8pm during the week, and during the weekends, so you will get peace if you want to sit out on the balcony etc.

The only beef I have are the parking charges - the season parking is $120 dollars a month on top of the rental, and visitors have to pay for parking charges by the hour.

Everything else is great about the place. Location is fantastic as you have a split between 3 MRT stations and have lau pa sat (giant food court) on your doorstep. They are also finishing off a bar/pub downstairs near the entrance.

The occupancy rates are quite low so the facilities are always empty, and all the staff are friendly and nice.

Highly recommended!!

Hi,

Thanks for all the infos, really appreciated. I will take a look at some of the appartements when i'm back in Singapore in September, but currently, Shenton One looks like the place for me and my wife. :)

BillyB, may I ask if you have an appartement facing the seaside or the CBD? From what I've seen on the photos, the appartements facing the CBD seem a bit dark, I assume they get less sunlight than those facing the sea?

Many thanks & best regards,
cb

My unit faces the CBD and I chose it for two reasons;

1. The balconys at the back of the building get hit with the weather very hard and thus are very windy, so much so it's uncomfortable to sit outside. Plus do you want to look at and listen to a building site each day?!

2. Asia square - a new office and retail development built at the back of One Shenton will block most of the view in the coming years. When One Shenton went on pre-build release, it wasn't made clear in any of the sales material so the units at the back have obstructed views much to the frustration and annoyance of the owners!

The noise is shielded to a much greater level at the CBD side and the light is much better, in general, than the units at the back - higher floors obviously aren't affected so much anyway.

But don't take my word for it and don't pay too much attention to the agent pics on websites - have a look for yourself first hand and see what you think.

Hi, I am needing a parking lot at one shenton, and wonder if you are looking to rent your lot out of if you know of any neighbours who do.

Can't use PM as I am new here and searching for a parking lot online, happen upon your post.

Thank you.

My office is facing One Shenton so I would say, from the office, I have a very good view of what is going on inside the apartment across from me. If you are getting an unit facing Asia Square, make sure you have thick curtains!

Agreed. Visited an office in Asia Square during an evening and boy, these people don't mind not using curtains when they get busy in their rooms!

:o

My friend whose cubicle faces the window in that direction says on some days he doesn't mind but on other days he wishes he can pour bleach into his eyes.
