We have been offered to buy a new
condo in Balestier 10-15 min walking distance to Novena MTR.
I am concerned about the area though, how is it? Any experience living there?
We plan to move to there in 2/3 years once the condo will be finished with 2 small children

Balestier? Good for Gambling dens and majong parlours in some of the older
condos there. Otherwise? Okay I suppose.
Lots of karoke lounges along there as well.

Which is better - buying for dividend payout or buying for gain

Since share prices usually falls after dividend ex-date, isn't it better to buy after the ex-date (rather than buying for the dividends)?
