Buying a HDB flat in Singapore

Hi,

I'm a Singaporean but my wife is a foreigner. We would like a buy a HDB flat here but I am a bit confused about the HDB rule.

I understand that if I'm over 35yrs old, I can buy a flat from the resale market.

Now that I'm not yet 35, what options do I have? Can I buy a new flat from HDB? Or can I buy a flat from the resale market together with my wife? It is also mentioned that "Your family nucleus must comprise at least another Singapore Citizen or Singapore Permanent Resident". So can I use my mother's name together with mine and my wife's?

Not enough information - you need to tell us what you wife's status is in Singapore.

Depends on the validity of your wife's SVP (inc WP): Validity of at least 6 months, You must be at least 21 years old.

Validity of less than 6 months, You must be at least 35 years old.

This is under the "Non-Citizen Spouse Scheme" for resale HDBs.

Oh, and your wife will have be within the Ethnic Integration Quota for that month.

If your wife is SPR, then you can apply for purchase of a resale or new HDB under the Public Scheme as long as you are over 21 and your wife meets the EIP & SPR quota.

Can only buy new HDB if monthly household income is below a certain threshold, I believe it's $8k

Sorry, forgot to add that she's on LTVP at the moment. So in that case, I have to wait till I'm 35 before I can buy a resale flat, is that right?

Also, to buy a new flat from HDB directly, she'll at least 've to be a SPR, right?

Yes
For new HDB. She need to be at least SPR.
She needs to be PR even for old resale flats.

The best bet is to buy in your parents name, you rent it with your wife then they can pass it to you as a gift. When she gets PR status, though the transfer is a little complicated, it can be worked out, there is still duty to pay on the transfer.

Though you cannot overtake the loan! So better to ensure that you can qualify for a loan before taking it further. Seek advice with the banks and HDB, they will advise you.

There maybe other alternatives too, possibly look at taking the loan and purchasing the HDB in your parents name if they qualify.

Not according to the HDB website. If she is on LTVP of more than six months AND you are over 21 & SG citizen, you are eligible for a resale HDB. If her LTVP is LESS than 6 months, then you will have to wait until you are 35.

There is no income ceiling (on resale HDB) unless you are applying for CPF Housing Grant and/or an HDB Loan.

EIP quota still applies.
