Legal issue on tenancy agreement

Hi all,

Would like to get some of your views on the following scenario:

Landlord has rented a room to a Tenant and there is a clause in the tenancy agreement which says "Both Tenant & Landlord can give 1-month notice for early termination of Tenancy after minimum occupation of 6 months. In this case, the Deposit shall be refundable less deduction for damages cause by the Tenant, if any. In the event of early termination, the party who initiated termination shall cause to refund the paid agent’s commission on a proration basis to the other party within 15 days".

Here's the situation, if the Landlord decides to terminate the tenancy agreement before the minimum occupation of 6 months, say on the 3rd month, would the Tenant be in a position to claim 3 months rent compensation from the Landlord in addition to agent's commission.

*Note Tenant has not breach any terms in the agreement.
