Validity of Tenancy Agreement

Have only recently arrived in Singapore and have signed up for a 12 month lease (well 24 month with dip clause - but had no alternative at the time).

Have since found that my lease agreement is only in one name -the Landlord is actually husband wife owners under joint tenancy. So therefore the name that the lease is under is incorrect.

My question is - is the lease invalid - so if I do pack up and leave will I get away with not having to loose the extra 2 months on my dip clause after the 12 months.

Anyone studied Singapore contract law??

Goes to show why agents should be qualified.

You will probably get hung out to dry as you have just as much intent to defraud as they might have had. Would serve you right. What goes 'round comes 'round doesn't it. :roll:

And here, folks, is one of the reasons you can't trust Agents. Tenants trying to find a way to screw Landlords. :roll: :x

Standard diplomatic clause is 12 months + 2 months notice = 14 months. Unless you worked out a 10 month with 2 month notice - check your lease.

Actually my wife and I in OZ own our house and I signed the tenancy agreement solo its totally legal and would be the same here as well. You would have to prove with the wife that it was fraudulent and against her wishes. Good luck. As for signining a 24 month lease with the intention to break well I suggest ethics 101 might be more beneficial to you than contract law.

In the end the owner will take your extra two month on dioplomatic clause and highly likely to not give you back your two months deposit.
