There are a number of incubators around Singapore. Some are supported by govt grants, universities or private investment funds.
Usually the incubator will provide you with office space, utilities, shared office equipment, in return for an ownership stake in the company. Typically 10%.
Good incubators will also have contacts with investors and consultants who can help connect you and make your business grow so they get a return on the stake they have taken in you.
Having a patent from the US will be seen as an asset by an investor, though it may reduce your attractiveness for some local grants or subsidies from the govt as they would prefer to see this IP registered through Singapore!
