Breaking a lease before the diplomatic clause kicks in

What kind of money will it cost to break a lease before the diplomatic clause kicks in? Will we have to pay the rent for the remaining term of the lease?

Likely for the period not covered by the clause so for example if the clause is effective in one month from now and you have to give 2 months in advance termination note this will be 3 months of rent.

Ask the landlord if you find someone to take over, if he will waiver the clause!
