Not as many as you imagine. I do not pay commission either. And even through calling agents from website ads, many do not take commission from the tenant above x amount rent.

This is the standard practice so nothing challenging here. I guess the assumption was you were below that X amount and still refused to pay.

While I admire the cut of your jib on this, I'm wondering how many agents refused to work with you because of this.

I alway make the agent understand that I will not be paying them any commission. Also that they are providing a service to the LL but not me.

None, before even making the appointment with thw agent I confirm the she/he is acting on behalf of the Landlord and that I am not engaging her/him exclusively as my agent.

A few are a little shocked that I happen to know these rules but are happy to agree as they will get their commission from Landlord anyway.

x9200, you quote me but you must be referring to EADG yes? I have never been below X amount and refused to pay, because as I've mentioned before, the X amount is discussed beforehand (commissions policy).
