Hi meNme,
Legal fee is the fee for a law firm to work out all legal activities such as checking buyer's and seller's debts, surveying
property tax, etc. Different law firms charge differently. Usually prop agents have their favorite law firms and the legal fee is negotiable. Anyway, most of the banks subsidy legal fee. Some banks subsidy S$2K and some subsidy S$2.5K.

Also, if u r interested in a particular aprt/condo, u can go to the following link that lists out a few real completed transactions for the place. Although it is not a complete list, at least it gives u a reference of market price.
