Living in Serangoon Gardens or other areas

We have decided to send our 3 and 5 year old to Avondale Grammar School, in Toa Payoh, and are now looking for a place to live.

We have heard a few positives re Serangoon Gardens. Any positive/negatives comments, especially re housing costs, facilities, public transport, commute to work in center, etc?

Other possible locations might be near Upper Thomson Road or close to Novena MRT.

Prefer cluster or small house, not a tall apartment building.

Thoughts, ideas, revelations are more than welcome.

Living in the Gardens is great. While I don't actually live there I live within a 15 minute walk of there. And the little mall there is getting ready to undergo a massive renovation to something downtown in variety so it's going to get better. The folks there are friendly as well, unless you happen to be a "foreign Worker" of the WP type (not EP type). Then you would learn that racism is alive and well in Singapore regardless of what they say in the media. :P

I lived in Serangoon gardens back in 1970, had a little house there, and often go in the area, trying to identify it. I don't think i've ever seen it sober :roll: Not true, it's just my memory is waning

Not sure about Serangoon Gardens, but along Upper Thomson Rd area is very nice. We had similar requirements to you (young children, school in the area, prefer landed to condo) and just found a nice (but older) inter-terrace in Thomson Plaza area with enough of a yard to kick a ball for less than 5k per month.
