landlord & tenant dispute after tenancy contract termina

Post by emailsiva » Tue, 10 Mar 2009 11:53 pm

I have got a strange problem with my previous home landlord. After the contract termination before returning security deposit, he checked all the premises and deducted a certain amount from it. After 20 days, he again messaged me saying that there were some other problems that went unnoticed. If I do not show up, he threatened me that he would come to my office and distributes pamphlets with the images of inventory having problems.

Guys, please suggest me how I can proceed and what is correct according to Singapore law...

Thanks

May I know what are some reasons as to why you would want to shift from a place you leased? Are the hassles of moving worth the effort?

Didn't you sign to say you agreed with the deductions at the handover? If you did, he can't now say he found more stuff that he wants you to pay for.

He has 14 days from the end of the lease to return the deposit, less deductions. He owes you money. Tell him you want it back, and he is to stop threatening you (which is illegal - as is defamation, which is what he is proposing by coming to your workplace and slandering you publicly). Give him 24 hours notice and let him know he can explain the rest of it in small claims court.

If you have no papers though, you will probably want to get onto your agent, or just be really staunch and tell him you want your money. You can still file at small claims court and use the text messages as proof of his character.

Thanks for the information k1w1.

When I was moving out of the premises, I didn't sign anything. But I got the money back after deducting. Now, he is asking me to pay again.
