Guys,
I know it's the same old song but would appreciate yr input.
We saw an interesting apartment online and called the agent. She picked us up and showed us 10-15 places before we actually found what we wanted. No word abt commission or whatsoever.
Rental SGD 2.8k - Landlord+agent vs Us+agent
My memory told me above 2.5k - no commission=common practice.I know that's not really the case but since she didn't mention anything abt commission I thought she already gets her share from somewhere else. Because for me serious agents tell you on the first date how much they cost...
Anyway..the agent made me sign the letter of intent, a week later i gave her the full 2 months deposit already..still no word abt commission.
Then all of a sudden --btw, how abt commission? I said I am not aware that I have to pay anything. The agent said new guidelines so 1 month rent but she could consider less. I didn't say anything...that was 2 weeks ago.
Her performance till today was very poor I would say...
I am signing the tenancy agreement on Saturday and she has never mentioned anything again abt commission.
Once I have signed and she comes to me afterwards to collect a commission - can I just send her to hell without any consequences for me?
Pls enlight me.
Tks
Florian

You've actually engaged the agent exclusively and in theory are liable to pay commission to the agent.

If the rental is less than $2.5k the tenant is liable for the agent's commission what ever the situation
