Apartment/Condo Rental ??

What is the procedure for renting an apartment/condo in Singapore? How much money do you have to pay upfront? Who pays the broker/realtor?

We have read so many different things and have been told anywhere from 2 months to 4 months rent plus another months to the broker? I think people may be trying to scam us since we are not from here.

For 2 years lease, pay 2 months rental for deposit

For monthly rental over $2500, tenant don't have to pay commission to agent. For less than $2500, tenant have to pay 1 month rental to agent.
