Canadian looking to work and live in Singapore

I've visited Singapore twice and I'm really amazed by the lifestyle and culture there. I've read on the Ministry of Manpower website that foreigners who have degrees from recognised universities on their list can apply for a Employment Pass Eligibility Certificate which allows one year's stay for the purpose of seeking employment.

From what I understand, if I find a job while on this visa, I will be granted an Employment Pass which the employer has to sponsor me for.

My questions are:

1) I've heard that most employers will only hire Singapore Citizens and Permanent residents , is this true ?
2) Do I need to be in a field where there is a shortage of workers in the domestic job market in order to be sponsored for an employment pass ?
3) Is it possible to obtain a position as General Manager, Retail Merchandiser or Retail Buyer in Singapore ?
4) I'm a Hong Kong permanent resident. If I apply under the AIP (Approved in principle scheme) would this be easier ? How does this scheme work ?

I'm a 24 year old from Canada and by early next year, I'll have a Bachelor of Commerce in Retail Management. I also have five years of experience in the field and some managerial experience.
