private enclosed space

Hi. Wondering if anyone can shed some light into PES. Is it like a balcony? Or is it enclosed with a roof? I have been looking at some floor plans and some have a balcony and some have PES - something I haven't heard of in Australia. Any info appreciated. Thanks.

Its normally a nice way of describing the bottom of a light well, ie a rubbish tip for all the people living above you. it will soon be full of broken bamboo washing poles, odd socks, hello kitty underwear, and dead birds.

Alot of people cover them up (illegally) to avoid the debris.

Where as a balcony normally means its covered by another balcony above you

Dont get me wrong some of them are very nice with ponds etc. and the flats above dont have direct access to the space, the big advantage if you are buying a place they normally dont include the PES space as part of the total sq footage (best check there are plenty of rubber tape measures out here). so in theory you get a lot of free space.

Just bear in mind they can be total rubbish tips

unless, of course, you have the top apartment - which we have and includes PES, which as QRM pointed out, is not included in the square footage

PES and Balcony

Definition of the PES is stated in the URA’s DC regulations.
PES will allow it to be covered up to 2 m from the external wall. However, the depth of the PES can be as large as you can imagine.
Whilst for balcony, the maximum depth allowed by URA is only 2m from the external wall.
