Hello,
I am coming to Singapore with my wife at the end of July to study a masters degree at SMU for 1,5 years. I am looking online rental listings. Some posters with attractive listings demand 1 years rental in advance. Is that a genuine practice there? Should I be concerned committing such an agreement?

As far as I know that is not right at all.. should I say it no genuine at all... maybe that is someone who is doing it by his own for his own.. Because usually you pay somthing like 2 months advance and Electricity and Water Deposit (depends on owner) in some case may be extra deposit is required but as I said that is very rare
Only in dubai you get the 1 ear full advance deposit.. such a bullshit and someore unaffordable
I heard rental is raising in Singapore I express my deep concern in that and I am very sure the Singaporean Governement will keep a close eye into that and keep it as it should be kept (normal rent/sell prices) Else it'll end up like dubai and thats a hell disaster

I just replied to you on another post and then saw this. Be VERY careful. This is not normal practice here though it is in some other countries eg Indonesia. Normally you would expect to pay one month's rental as deposit for each year of your lease, then monthly rental in advance. I would never hand over this amount of money up front. What would you do if the owner doesn't keep up payments, is renting illegally, or is not, in fact, the owner and is some dodgy agent or tenant who doesn't hand the money over? As a tenant, you don't want to get these things wrong. If you hand over pots of money in advance and the person you are dealing with just disappears, or is alway "overseas" or "uncontactable" when you have any problems with the
property, there is almost no recourse to recover your money.

I was with turkey yesterday when they won agaisnt croatia.. excellent game.. when dey scroed i the last 3 second i made the bar upside down ... deal with the german well now they took of my team portugal !

In fact dubai ain't a "tax free country" from 2009 guys.. they implement the VAT from Jan 2009 on goods and services so hell lots of money out of pocket and can't save... so much of new toll gates around the city its like you are playing this formula 1 game on arcade games and you have to reach the start position before the times run out..
house rents and prices increases like 7% every year non-stop ... now you tell me whose gonna stay .. hell no am not in there am out...
