Housing Scam Alert!

Hello,
I am about to move to Singapore. Are there any special clauses I need to include in my lease here? I am not sure how Singapore works in this instance....so any advice is well appreciated.
Also, I have heard of so many housing scams where as soon as you sign the lease, the 'landlord' disappears.....how can I protect myself and what else should I look out for? I really have no experience with the insides and outs of Singapore.....

Thank you so much. I have been getting so nervous reading about some poor people's experiences. Of course, I know alot of other people have been fine too so surely it can't be all bad!

I just want to make things as stress free as possible!
