Expat condo owner leaving Singapore

Hello!

We bought a condo apartment last year , just before the prices went crazy!!

We plan to leave Singapore in about 6 months and will be out for about 5 years. The current plan is to rent out the apartment for the duration.

Just wondering if anyone can share experiences to help with the following questions:

1. Do you know any good property agents who can take full responsibility for "managing" the rental?

2. What sort of commission do they charge? Does the landlord pay or the tenant?

3. Can the property agents be relied upon to close out all the legal formalities relating to leased condos - I mean registering the tenancy agreement, making rental amendments when necessary, keeping the estate management office in the loop, etc.

The commission from the owners' is one month of the gross rental for a two years' lease.
