Condo rental deposits

Hi all

I'm about to get a condo soon. The thing is i was told by the agent to make a mth security deposit,1 month rental and a month deposit which totals up to 3 months of payment. My lease is 1 year.From what I know, if my lease is a year, then i only need to make a security deposit and 1 month rental deposit. how abt the agents fee?the agent wanted half of the months rent,while the condo i will get after negotiations is S$2700.

12mo lease should be 1mo Good Faith Deposit for first month, and 1mo real deposit that you get at end of lease.

Also S$2500 or more means ll pays all commission.
