Condo in Clementi or Bkt.Batok-rental price?

Post by Jelly Bean » Mon, 07 May 2007 11:00 am

Hi, does anyone know the current rental prices of a 3bedroooms condo(comes with pool and near MRT) in clementi or bkt.batok areas? I was told before in this forum that HDB would be around $1400-1800/m,
perhaps the condo would be double of that? :?

In the current market Bt Batok and Clementi can range from S$2,000 onwards for a 3 bedrooms.

A HDB flat in the same area can set you aside for about $1000-1300.

Where?

I've been looking for two weeks now for a 3+1 (or even 2+1) near NUS and have been told there is nothing under $2.5K. I'd love to get the name of an agent who actually has HDB's listed in this area. I'm desperate for something by the 18th.

Rents

Not sure if you did a search on our listings, but I do see quite a few condos around $1800-1900. Parkview, Regent Heights, Guilin view etc.

Tip : You can also try Upper Bukit Timah, the rents are within your budget. To find a condo, you may also want to lower your expectations, sometimes it's people's expectations that makes it more difficult to find something suitable. Also, I suggest if you don't really need a 3 bedroom, you can also do with a good 2 bedroom unit. The choices of condos would probably be more.

You can try searching here at http://www.singaporeexpats.com/housing- ... t-rent.htm

Before I was relocating to Singapore, I also made a preliminary search through singaporexpats site. Unfortunately, the range of rental prices were not uptodate. I couldn't find any available flat with prices posted there when I started my flat hunt. It is a good source for checking the locations and other details of condos, but when it comes to available flats and rents, you should double check with contacting an active agent. Since they don't update regularly, you may find flats with cheaper prices which are no more available.

I live close to Clementi MRT in Regent Park. Nothing cheaper than 2.5 K for 2 bedrooms and should be even higher for 3 bedrooms.
With my kind regards

I was looking a month ago and most of the units i saw were 3+1 for S$2500 and were those around Upp.Bkt.Timah, Hillside etc. There was a couple around Lakeside as well.

Given prices now you might be on the borderline between the same 3+1 and now 2+1.

In the end i signed for a 4-br in a 2-yr old condo at $2800.

Liza,

Don't worry about finding an agent. Agents are a dime a dozen and didn't help me any when I was looking. Grab the Saturday ST and just ring the ads for the area you want. Start early and make as many appointments as you can. Also, be prepared to act quick when you find something nice, I missed out on a couple of nice places because I waited a few hours before making an offer. Clementi is very popular with students and many places will go in one day, especially just before the beginning of term.

I called one guy on Saturday and he seemed interested--tenent was moving out on Sun. He never called on Monday. I reached him this morning and a German couple gave him $2k cash Sunday morning. I've expanded my search to Jurong East now and will see an HDB in Clementi today. Just got back from a 2+1 (very small) on 20th floor on Holland Road that she rented while I was there for $1,950--was asking $1,700! This is an even tougher market than Washington DC in 2000!
