I am interested in a development which is edging over the 3k barrier at the moment I worry that by the time I get over in 8 weeks it maybe closer to 3,300 a month? I don't really want to pay any more than 3k?
What advice / experince have you had can you get people down from 3,300 to 3k? Would you offer 2,900 then go to 3k to let them think they are kinda winning etc? How do you or can you play it?
Any tips would be great ?

First rental given by them is always negotiable!
How much, depends on the length of your stay!A basis of 24 mos can help to push them 300-400 bucks down!But bargain reasonably! I would offer 400 bucks below the quoted rental if you stay min 24 mos,for less I would only try 200-250!

Personally, you offer what you can afford and are willing to pay. If the landlord really wants to have a tenant in his property he/she will consider your offer or come back with something closer.
The property I believe you are talking about sold for over a million 6 years ago. So if your landlord is one of those who bought at or near that price he/she will be more than happy to have the property rented.
Our landlord was desperate for a tentant when we came along. We had to get the place painted and cleaned up, but we were rewarded with a rent of $2000 a month. So see what you can work out and it can be done. Good luck.
