Break lease

Can anyone help or point me in the right direction of a company that I can talk to?

I have read all the articles on the site but i am unclar as where I stand.

My wife has been unable to find work and has returned home.

I would like to return home aswell but we have only completed 6 months of the lease on our property.

We have a diplomatic clause that is that states it is applicable after 12 months tenancy with 2 months writing.

Do I have to stay for the 14 months and lose the deposit or can I leave now and only be liable for 2 months rent?

How likely is it that I can sublet the apartment?

Well, you can choose not to stay for the 14 months (12 months actually), but you'll still have to pay your monthly rent up to the 12th month, when you can then execute the diplomatic clause. 2 months notice in writing would mean that you will have to inform the landlord at least 2 months before the 12th month about your intention to leave.

As for subletting the apartment, you will have to talk discuss it with the landlord.

Hi

I was just about to post a similar question - anyone have any experience as to how things work in practice? I am hoping that in practice, if you give 2 months notice you may not have to pay up or maybe just loose your deposit? Anyone with any experience of this happening?
