HDB renting whole units

Post by dahsyat » Wed, 16 Nov 2005 5:20 pm

Hi All,

need some urgent advise:

All the sudden  my Landlord says she wanted to rent the whole unit now means I have to take the other "locked" room and pay more.
I have asked her to apply to HDB first to get approval and I shall rent the whole unit then. But somehow she will not do this way and mentioned 'just cincai' to me :o and even later on I could seek for my friend to rent the other room as long as he/she has 'legal paper'. My current contract term is still 6 month to go under 'common room'.

Need your expert advise on this matter, whether I may go head to rent the whole unit and can get my friend to stay too or any other better / legal ways ?? TIA ! :???: :???:

Help

Go thru the agreement copy again, to see any weird mentioning.

Next try to contact the agent how had got you the house and share with him the agreement copy ask him for the advice.

Last an least, your owner will not be able to get into any legal conflict. as this has not been any hdb approved. with that you sure have a upper hand to say what you need.l

cheers

You dont have to worry abt it at all. Your landlord cant "force" you to rent the whole unit... There are some terms and conditon for subletting the whole unit , you can checked out with the HBD.. But one of the condition there HDB is fully paid.

So far no weird thing on the 1 page contract. I have just contacted her and telling that will take the whole unit if HDB is approved. How difficult to get it approved ??

Another scenario: she maybe letting another person in house ? Which I think is not legalize from HDB as well, right ?? Any comments ? Many thanks.

There are lots of procedure and its not an easy task, nothing i know in much detail. but if she is letting thw whole house she needs to pay monthly fees to the HDB.

Yes she can and you can't refuse it, only the next person who comes in should worry about the HDB procedure.. :?

OK thanks Scorpion, much more clearer for me now :) I think will just skip the idea for waiting to get approved first.
Let say I will then take the whole unit, I must have a renew contract from her, right ?
But the thing is that now she does not want it through an Agent which I do agree too ... and always beeing innocent that she is an old Auntie :-| who dun wan paper crams ... but I think she is a smart one ;)

Many thanks !

Yup it boils down to money (nothing to offend). When it is legally approved by the goverment that the full house can be rented, they have to pay a part of the rent to the goverment that they are tying to avoid..

small glitches with small peoples in their small minds :(
