I was looking at the apartment listings at the JTC site and had a few questions:

1) Why is there a variation in rent within the same category ? Some executive units cost $1020 and others cost $960. Would there be a difference in quality, sq ft and/or location ?

2) Given an address info like: Blk 739, Unit #02-56 Tampines St 72 , What do the various numbers mean? Which is the zipcode (pincode), which is the floor?

3) Is it possible to tell how close a given address is from the nearest MRT station, say, using the MRT map ? If I zoom out a couple of times on the JTC provided map of the above address, I see "EW2" which corresponds to station with the same name on the route map at the MRT site. Is this correct? If so, using the scale, it looks like the EW2 station is a little over 1 km from the given address (assuming you draw a straight line!).

Here are a few answers to your questions:

Difficult to say as I don't know what you are comparing. But yes, location would matter for sure. Quality? I guess what JTC offers is quite standard.

Street: Tampines St 72
Number in street: Blk 739, this is the block 739 - you would see the number on the building while on the street.
Unit #02-56 means second floor, unit number 56. No zip code here.

I assume you are using this, but if not this site is useful:

If you click on the apartment you're interested in, there is an option to search for nearby amenities within the chosen range. Such as, MRT within 2 km, or a library within 3 km.... No photos or anything, so I guess the price differences are based on location (probably convenience to MRT would bump the price up).

Looks like the food item in amenities was overlooked. It can't be that there aren't any food places within 5 miles of any of those jtc listing. :shock:

It says at the bottom of the Eligibility page of JTC site that there is no minimum stay required. It also says that you need to give a one month notice if you wish to move.

My understanding from reading that site is that you cannot stay longer than 2 years, but you can move out anytime within that time if you give a 1-month advance notice.

Seems like quite a flexible option! I need a place starting mid december, so I'll give them a call one of these days. I shall post any new info I get from them.

I just finished talking to a JTC official (a polite woman who was patient with my inability to follow Singlish well ).
I confirmed this: One can stay there for a max of 2 years. Anytime within that, you can move out as long as you give a one month notice.

Some other points: It's a first come first serve deal. No airconditioners. You may add them with their permission, but you need to take them with you, when you leave! A $50 fee will get you a showing. They could not confirm if a particular flat had a balcony or not.
