Recently I came across the Canada Land Development Investment opportunity.
The investment of C$18,888 cash; no financing required promises a return of 36% when the commercial property is expected to be completely sold and exited in 2 years.
5th year sell back option for capital protection
Developer maintained 20% stake in the project
Investment protected by co-owners' agreement
Local lawyer held funds till transfer of title deed
Sell anything through resale network.
Has anyone done any research on the above investment?
They do have a financing option though via a Canadian financing company at 8%pa
Is this a much better investment than land banking in terms of risk / return?
Anyone knows about canada market or are from canada?

promised? you should be more careful with this word here.. is it 36% increase from the capital, or 36% p.a compounded?
That land development investment you were talking about, I don't see the difference between that and Land Banking..It IS land banking...
exit in 2 years..is that a new project or resale?
