Agent Fee Question

Hi ppl, I was renting a condo then, I paid 'my' agent a fee while the landlord paid his own agent a fee.

Currently, I found a place via news ad, called up and found out he is an agent, the property owner's agent. I am goin to rent that prop, do I have to pay him agent fee as well since he wasnt helping to look for my property but just advertised on landlord's behalf ?

Any implication if i refuse to pay him agent fee? Thanks!!

if the rental is $2500 and below, you would have to pay him half month, whether or not he's your agent.

The agent has the option not to rent it to you if you are not willing to pay commission.

You can negotiate with the owner's agent. Since he is collecting commission from the owner, he may be willing to forgo the commission on your side to get the business rather than waiting for another tenant.
The paying of commission by tenants for rentals below $2500 is a just a guideline laid down by the realtor's association and not a rule.
