Amaryllis Ville Rental Prices

Hello,
We are thinking of renting in Amaryllis Ville on Newton Rd. We need only a 2 BR. How aggressive do you think we can be with price negotiations relative to listed offer prices? Would $2400/mo. be a realistic target? The square footage of the 2 BR are tiny (more like 1 BR).
We would like to negotiate directly with the landlord's agent as we have no interest in paying agent fees.

Some pertinent advice to you wanderlust.

1. S$2,400 at AV, dream on, you can't get it at that low rent, it is minimum at S$3,000.

2. The practice is tenants pay half a month to their agents if the rents are $2,500 and below. So even if you do not pay Landlord's agent, they won't be bothered to deal with you. In any case, your budget can't even meet the minimum standards of AV, so let's not even talk about paying whichever agent.

Doesn't matter if AV has small units, that won;t be a negotiation point for anyone to bring down the rents to bottom lows of $2.4k
