I just mentally account for forfeiture of the deposit. I try to live as long as possible in a
property, so that the deposit can be amortized for as long as possible.
I just exercised the diplomatic clause on my house, 4 months ahead of the actual end of tenancy and I had negotiated for 1.5 month deposit instead of the std 2 months. So for 3300 monthly rent my maximum loss is limited to $4950.
I stayed this place for 7 years, so I just mentally account for $60 extra monthly rent over that period and I won't sweat over it.
