Asking on behalf of a friend, is it safe as jurisdiction might fall under the Virgin Islands? And getting deposits back might be difficult since landlord likely not in Singapore?
Has anyone rented from landlords from Virgin Islands before?

Over here I’ve always never paid the last month or two of rent if I had a month or two deposit with the landlord. I’m not too trusting, no matter who or where the landlord is. Am I the only one?

I'm the same way, I work hard for my money and have been burned too many times.

You're best off consulting a lawyer. I believe if the deal was done in Singapore, then it falls under local jurisdiction, but I can't be too sure.
