Ground floor units and penthouse lower in per square foot

Ground floor units and penthouse lower in per square foot

Other than having more outdoor spaces, like roof terraces and balcony spaces hence psf are lower, what are usually other factors that makes ground floor and penthouses lower in per square foot compared to regular units?

GF: Noise (people. cars, swimming pools, gyms), disturbance by the public and pests (rats, roaches etc). Sometimes smells as well if they are near the rubbish area. Some ground units I would rate as uninhabitable. You'd really want to sit inside one for a day or two to gauge it. In all my years I've only seen one ground floor unit I liked.

Pent: Lots of unusable space, water issues from rain, extra maintenance on the roof or patio area that you are responsible for and HEAT. Far too many are designed like a greenhouse and the aircon costs are crazy.

I went to view a ground floor unit at a very nice condo and all the reasons you mentioned above are why the unit was still on the rental market after several months!

Ground floor units are getting lesser sunlight, lesser natural breeze, more pests, rats, insects. In addition, the bigger private enclose space or balcony are not really usable.

Penthouses are hot! There is no unit above to shield from the sun and the top floor rooms are usually like an oven. The open roof terraces or balconies on the top floor and usually barely sheltered and in Singapore's climate, you get the direct sun and rain and are pretty useless space apart from hanging clothes! Did I mentioned it is very hot?

To conclude, the ground floor units and the penthouses have alot more unusable area and this translates to lower per square foot on their prices.
