Has your Annual Value increased for 2024? Some friends of mine have got their property tax doubled due to increase of the AV and the higher progressive tax brackets. We no longer has a flat rate of 4% for owner occupied property anymore

No significant increase in prop tax for me.
What the biggest hurdle has become is the access system (intercom). Telephony based systems rely on the good will of the landlord to update the recorded number to those of the tenants (of which usually you can only have two numbers) or install a landline for incoming visitors (which rightly, no LL does and nor can the MA enforce). That simply doesn't happen. So what we see now is tenants without access or visitors dialing random units to get in. Do I care? Not really - I was on the MC when they wanted to go away from a hardwired intercom and told them in no uncertain terms it was a mistake but was literally shouted down by the idiots getting a kickback (because what the f would an electronics engineer know about intercoms). I promptly hooked up an old answering machine to my landline and recorded the "code" (DTMF tones) required to get in as my answering machine message in response. So I have never have to worry about having an access card. Latest debacle is the MC president has decided to remove the car gate switch in the lobby because "too many people misuse it" like what the f man? How do we let visitors in? How do we let taxis out? This will probably end in me punching him out.

I always prefer analog wires for certain devices. Those systems that forward to mobile lines are hopeless! Should have retained the analog intercom system.
Your door access is a clever piece of engineering! Can consider selling the solution to your neighbours
Your MC sounds like in a mess. Find a few allies if possible, can't let the chairman decides everything in this manner. Is the car gate switch manned by security guard? How he intends to let visitors in?

I have a car gate solution on the way. We have a hard wire button for the car gate in each unit. I'm in middle of finishing of a Arduino solution to toggle that switch from an app. I only have a few years let here - I'm just worried about the MC making it too hard to rent out my unit if I can't sell it at the price I want.

Big gamble but personally I feel that keeps rent up so some quarters may not be complaining

Yes, being in the MC is thankless job but need to be there to prevent them from making stupid decisions!
