HDB rental approval - work pass less than 6 months to expiry

HDB rental approval - work pass less than 6 months to expiry

Hi All,

In my 14 years in Singapore, I never encountered this thing.

Non-citizens legally residing in Singapore who are holders of Employment Passes, S Passes, Work Permits, Student Passes, Dependant Passes, or Long-Term Social Visit Passes. These passes must have a validity period of at least 6 months as at the date of your application
I have just renewed my rental and signed the tenant agreement. Just before renewal, I was looking around for alternative options and one of the places the agent asked me this question if my work pass has more than 6 months validity. My EP is expiring soon and my company has applied for S Pass and I have got the IPA. But it is a bit of a pain because we have to do medical. I have done my medical, but now my wife has to do medical and there is a bit of bureaucracy in my company to get the letter to go to the clinic, it takes a few days, for the medical to be done and for the passes to be issued.

The agent(not my current renewed house, but one I was looking for earlier) contacted HDB and asked about my situation and HDB told her that I should get a letter from my company stating that they will renew my work pass. I have the letter with me.

My current agent had collected my passport and my EP copies sometime back, but still didnt apply for the approval. Today, while signing the document when I asked the agent, he said owner will apply for the approval.

So my question is should I just tell the agent proactively that my pass is expiring or let the agent/owner try to apply for the approval and then come back to me if they need the additional documents?

I just find it so wierd, that I never encountered this issue before.

When does your current lease expire and when can you get the new passes issued?

Seems like it will likely be fine regardless. More about managing the communication channel with the agent/landlord (are they the type to get nervous if it's not approved?).

My pass expires in early January and my rental lease expires late September.

Maybe I will just proactively forward them my new IPA letters.

I just sent the IPAs to the agent and he acknowledged them. It will take couple of weeks for us to get the passes, I guess, we have to do the medical and then finger printing etc.

The only annoying thing is that my salary is mentioned in the IPA letter and now the agent and owner know my salary 😞
