Warning to tenants

I have rented a condo (1 bedroom condo) with my spouse at 13 Jln Mata Ayer, Euphony Garden, Singapore 759155. The tenancy agreement was signed on 30/Apr/2022 with a lease for 2 years. During inspection, everything looked fine and the tenant was still living there so her items were still around in the condo. Once we moved over, we found out that there was a big hole in the bath tub which was covered by the previous tenant with a bucket (which we didn’t see it and she didn’t mention the hole as well) and it was covered during the inspection of that condo. The agent mentioned that she wasn’t aware of it (Like how could you not know when you are an agent for that place?). We were given the reason that there was no way to fix it because it’s an old model. We were not happy but we just left it as it is. But things went downward spiral from there.
We encountered the toilet leak while flushing. We had to stay with the inconveniences for a few nights due to the response given by the agent was so slow in sending us the handyman. There are electrical outlets that cannot be used. All the locks for windows can’t be closed which you can probably imagine the safety issue. The window and door hinges that were loosened were not fixed. The reason that were given to us: “The condo is too OLD!”
The couch was so dirty and old (with yellow stain) and we were told by the agent that the owner wanted to give us the used couch (but slightly in better condition), so we gladly accepted the offer. Much to our dismay, he withdrew his offer last minute prior to the delivery of this item. The reason given to us: “Other people have taken the couch!”.
The washing machine was in bad condition that the majority of the buttons were long gone and the clothes were not able to dry faster as the washing machine couldn’t spin off the water from the clothes that much. Of course, the owner was not willing to change out the washing machine.
The fridge was too old that the icicle was forming at the freezer and the liner of the fridge become moldy that you could see the black line. We literally had to convince the agent to change out a new fridge because of hygienic issues in which it was finally reluctantly agreed.
The kitchen cabinet drawers were too moldy and smelly that whatever food/packaging/items we put in would have a moldy smell. We were met with a lot of inconveniences but we were always given a reason that the condo is OLD in which it is directly or indirectly telling us not to expect too much from them.

Nearly to 1 year of our stay in that condo, we were offered an opportunity to migrate overseas. We told the agent of the reason of terminating the contract and were told that some of our deposit will be given back to us. That agent, Sharon, promised to negotiate with the owner to return some of the deposit. In the end, that promise was never kept and we lost all deposit. I have rented a few places in Singapore but this is by far the worst unethical and unprofessional attitude given to us.

I would like to warn everyone to stay away from this agent and not to rent this place. You are being warned!!!

I deleted the address with a Moderation notice but then after rereading it, they left before their 1st year was up, (April 23) They went overseas apparently so I think the reader should be aware of the location in this instance so I reinstated it.

By the way… why can’t disclose the address?

How can we alert the other to prevent being scammed?

What happens if you are still living there and haven't yet moved? You could have some very unfriendly visitor in the wee hours of the morning. Has happened before. From the mouth of an old warhorse who made it back...."Discretion is the better part of valor."

You should always do a thorough inspection before renting and always ask for some budget for things that will come up like a new washing machine.
I not lawyer/teacher/CPA.
You've been arrested? Law Society of Singapore can provide referrals.
You want an International School job? School website or http://www.ISS.edu
Your rugrat needs a School? Avoid for profit schools
You need Tax advice? Ask a CPA

Some minor repair clauses are ridiculous. Tenants often end up paying the majority of the cost of a multi-year useful life asset.

Or, I guess good if you are the landlord...

The market standard is what it is in different places, absent the leverage to negotiate.

Agreed, it's absolutely ridiculous! And extortionate.
