Which is why I'm betting against the landlords, it's only a matter of time at this point.

There's a bit of story to tell here. Early last year, I had a great deal on a two-bedroom condo. However, in June, my landlord informed me that they were selling the property and my lease wouldn't be renewed in December. I even collected data dating back to 2018 and found that the current supply is similar to what it was in mid-2019.

While I might not get a pre-COVID rate, I do feel more confident about negotiating for my next place this December. If anyone is interested, here is more of my tracking...

Brilliant! You are doing your homework well and this is the correct way of negotiating a rental.

In my case, I didn't have data, but I visited a few places and I noticed the competition was almost non existent. I went to 2-3 places and I kept bumping into the same 3 prospective tenants, so this is real on th ground research. I quickly realised there are lots and lots of houses vying for the same tiny limited pool of tenants.

This emboldened me and I asked my agent $200 discount and he also agreed that suddenly the rental situation had turned a corner.

Wow, what are the odds of that happening?? I know SG isn't big by any means but there are so many times in a day for viewings.

In a crazy turn of events, I just found out, although my agent and landlord renewed my rental agreement, the HDB quota for Non Citizens is full for my block ](*,)

HDB has already sent letters to my mailbox addressed to the landlord, telling them the approval for renting out has expired and they should either come back and live there or they need to apply again for renting out.

My landlord said, they have written to HDB and awaiting their reply. As the NC quota is evaluated every month, I am hoping the quota opens up on the 1st of Oct. Otherwise I dont know what are my options.

Per your previous posts, you’ve viewed other units and there’s no competition for it. Fret not.
If there is no vacancy, there's no way around it though.
