Owner NOT Refund Rental Deposit - SCT case

Dear Everyone,

Can you please advise me on below issue/query?

I am an EP holder and stayed in a rental unit for last 4 yrs ( initial contract is 2 yrs, extended for 2 times 1 yr each) and vacated recently. On the handover date, neither the Owner's agent nor me had the checklist/inventory doc. I did cleaning and handover the keys to owner's agent. After 2 days, Owner's agent came with a list of items to be replaced or repair amounting to my entire deposit (3600$) which i disagreed or requested more details and price quoted for most of the items (ex: repainting entire unit (3room unit) =1500$) completely unacceptable.

No response either from owner or the agent after that.

After 14 days, i sent a "letter of demand" to owner's email and filed a SCT claim and updated owner about it.

Now its almost a month after i vacate.

My Queries:
1. Since SCT mentioned that contract should not be more than 2 yrs, will they consider my case (entire stay is 4 yrs Vs last renewed contract is 1 yr)?
2. If SCT consider my case, i have the unit pics of first day and handover day pics to compare and show the judge that to nullify most of the items on their list or should be considered as "fair wear and tear" because nothing is broken and all working well when i handover. Any other docs i need to present?
3. If SCT NOT consider my case, then what are my next options to fight for my deposit amount?

Please Advise.

1. I would think so,as current is one year lease and it's not more than 2 years.

1. Yes i would think that would be helpful in evidencing your case. Even paint is wear and tear. Unless your TA states that you must repaint upon return of unit.

3. You will need a lawyer which may cost more.
