Agent takes fee from Tenant & Landlord; legal?

Facts

The existing tenant breaking lease ASAP (lease started 01 Jan.....2 year lease...no diplomatic clause).
New tenant (me) takes out 1 yr lease starting 20 June, say.
Agent for owner/landlord is requesting fee of 1k from me due to "existing tenant does not want to pay my fee in helping her (existing tenant) to find someone to rent the unit".
Is this legal?

Sounds like a conflict of interest to me. Agent has already taken from the owner and now taking from tenant..

They will find a way to do it legally. The agent's relative or friend will act as your agent, this is what happened to me couple of times. There isn't much you can do.

There doesn't seem to be many laws governing the real estate industry. And you can see why, it's a huge moneymaker.

Absolutely is, and is also incredibly greedy.
