Landlord refuses to fix electrical issue

Post by saurav_singh » Tue, 11 Apr 2023 2:31 pm

I've just taken possession of a new rental unit. (April 1)
While taking possession, the landlord's agent pointed out that a few electrical issues will be fixed before we move in. It includes one major issue where the MCB trips if the Oven is used. Now the landlord isn't ready to fix this issue. I'm scared that this could be due to some other underlying issue with the house's electrical work which could lead to electric shock/fire in the future.

What are my options here? Under the signed TA, the landlord is supposed to fix any major plumbing or electrical issues with the house.

It's a pre-existing issue before you moved in so owner should rectify the issues for you. Have the agent to follow up on this. There should be a 30-day warranty for tenant in place.

Fix it and take the LL to the SCT to recover the cost.
