LL refuses to fix old ac and replace with portable ac

I signed a 4rm HDB whole unit rent for 2 yrs.
During handover, we found out that ac in the living room is broken and cannot be fixed and the agent marked it as a defect in the inventory list. We complained and told the agent that we want the ac to be fixed but the agent said he had said that it cannot be fixed during our viewing BUT we don’t remember hearing about it. The agent told us that the LL will provide us 2 portable aircons. Back then, we said yes. However, we are still thinking 2 portable aircons are not proper replacement for the living room. We have two toddlers and most of our time will be spent in the living room, so we need a proper wall ac. LL refuses to fix the old wall ac or simply replace with a new wall ac and instead provide portable aircon which is nosier, uses more electricity and does not cool enough. We want to break lease as a breach of contract. We believe he is refusing to fix / replace the old wall ac due to cost. Will we be able to get our deposit back?

What does it say in the TA? Do you have a warranty period ie: 30 days, 15 days?
The agent should speak the landlord to have it fixed or replaced since you indicated it during the handover. Portable aircon is not the solution to the wall aircon.

I would not normally advocate this but I would consider going to the SC over this.

Alternatively with hold rent. It will blow up and I can't say what the outcome is but it's not reasonable to live in a house in Singapore without working aircon.
