Condo suggestions please!

Hello,

I am moving from London in January and would greatly appreciate any insights on which condo options to consider in the CBD area. I have a budget of around 3-5K/pm and I am moving alone so only need a 1 bed apartment but preferably not a studio. I had a look on this forum already but with recent price increases, it seems like most discussions are outdated.

I looked at the Sail and the Clift as possible options and a furnished apartment looks to be going for about 6K and they dont look great! Is that just the online price or are they actually being rented out for that much?

Most of the websites dont have great pictures so It would be good to know any other high quality options available around that Tanjong Pagar area, which I gather is a good place to live. Happy for other suggestions if there are really nice places slightly further out. Ideally it would have a tennis court and pool etc, but the main thing is a modern room.

Any guidance would be much appreciated. Thanks in advance

You can check historical transaction prices for rental on URA portal (Urban Redevelopment Authority).

Yes, look at the actual transactions either on some of the listing websites or the URA portal as mentioned above. It seems like you should be able to find something in the $4k-$5k range (possibly even $3ks). Not sure where your office is but in addition to The Sail you could look at Marina Bay Residences and Marina One Residences (both close to Downtown MRT station and a bit newer than The Sail). V on Shenton is also in the area / a bit more towards Tanjong Pager and built in 2017.

DUO Residences at Bugis is another option. It is a bit further away but offers good connectivity as it is right next to Downtown Line and East-West Line MRT.

Again, depends on exactly where your office is and tolerance for walking/transfers but other areas with decent connectivity to CBD are Newton, Orchard, or anything on the Thompson East Coast Line (just outside of CBD area).

Thank you for the quick and helpful responses, my office is around the Bugis area so that suggestion could be a good option. Obviously it would be nice to be close to work but I am also keen to stay somewhere that has nice coffee shops, restaurants and a bit of buzz on the weekends, so thats why I was looking around Tanjong Pagar. I will do some more research into the Bugis area if that is a good place to live though?

I think both areas have a lot of restaurants and stuff. Would need to see which area's vibe you like more.

Either way, it won't be very far living/working in one place and going to another to eat or living/eat in one place and go to work elsewhere. Personally, I will probably minimize the work commute all else the same (you'll likely find there are many other places to eat too, all within a short commute).

Bugis has another office tower and two more residential buildings coming in the next 1 - 3 years. There may be more traffic around there in the future.

You can also look at the Bencoolen Street/Mount Sophia area as it is within 10 mins walking distance to Bugis. I used to stay at Burlington Square which was very convenient.

Bugis is very busy.
Newton is more peaceful, it's a typically residential areas. I would say that River Valley and Tanglin are a bit similar.
When choosing your place, be mindful of the construction sites. In some places, the work can go on even at night, producing a lot of noise.

Lucky for you, you've got a very generous budget, so you should have no problem finding something nice. Do you value the convenience of a short commute to work more or the serenity of living in a calm and idyllic neighborhood? If it's the former, then you should look for homes in the Bugis area, but otherwise, it would be much better to branch out, as Bugis is known to be very, very busy. Traffic is crazy and it's so crowded if you take public transport.

Yup, and now that the TEL has officially opened, commuting will be so easy.

If you want somewhere with tons of cafés and coffee shops that's also very walkable, I strongly recommend Everton Park. There's a ton to do, and it's just a 9 minute drive to and from bugis.

Newton is nice, but very expensive. I far prefer Tanglin.
