Any Home Condition Survey Services in Singapore

I lived in the UK for many years before coming over to Singapore. I know that back home, it is common to get a survey done before you move into a new rental. Now that I see the rental prices rising plus stories I have heard from my friends about nasty landlords... Is there such a service available here?

Nope..by the time you get a survey the unit would have been rented. You see what you like, you make an offer to rent it. Best bet would be to go to URA past rentals to check on the current market transacted prices for rentals so you would at least know you're within the market price.

Condition report are sometimes practiced by the tenants agent when they take over the unit. But even so, if the landlord say you have damaged something there's not much you can do except to pay for the damage/repairs.

Go through the unit at the time of confirming rental of the unit with both your agent and the LL's agent and a camera and document the entire unit (especially any wear issues or scratches, leakage damage etc., etc.. Then make at least 4 copies of the CD with all the findings and also make a document to be signed by both agents & Landlord & yourself documenting the CD containing all the findings. Give one to the Landlord, your agent and their agent (and it would be a good idea one for yourself as well) All four copies should be signed by all four present. Keep till handover at end of lease as that's when you will need it.

So... Since there hasn't been anyone that checked this service, I figured I give them a call.

while it's true that they can only do the survey only after the apartment is rented (esp if engaged by tenant), this frees up my time to settle in and get the place ready instead of doing the checks myself.

Personally it seems like a fair deal. Their report is similar to the level 1 report in the UK. Oh and their fees are based on the size of the property you are renting. It may seem a little steep but since it is the same format as those in the UK, I have a little more trust in them.
